Cancelation Policy
We understand that travel plans can change. Our cancellation policy is designed to be fair to guests and property owners, with different rules depending on the length of stay.
All deadlines mentioned refer to Portugal’s local time (GMT+1).
Cancellation fees
In case of cancellation, the following refund structure applies based on the number of days before the scheduled arrival date:
More than 90 days before arrival: 75% refund (25% of the booking price is charged)
45 to 89 days before arrival: 50% refund
30 to 44 days before arrival: 35% refund
15 to 29 days before arrival: 20% refund
14 days or fewer before arrival: 10% refund
How to cancel your reservation?
To cancel a reservation, guests must email us at reservations@hostwise.zendesk.com and provide the reservation confirmation code.
Refund processing
Refunds are issued using the original payment method and may take up to 14 business days to be processed, depending on the payment provider and banking institutions involved.
No-show policy
No refund will be issued for a no-show (when a guest does not arrive and fails to cancel the reservation). The total amount of the reservation will be charged.
Changes to reservation dates
Reservation dates may be changed up to 30 days before the scheduled check-in, subject to availability and any applicable rate differences.
Exceptions may be considered on a case-by-case basis, depending on the reason for the change and the property’s occupancy status.

Unforeseen circumstances and accommodation substitution
Suppose the booked accommodation cannot be occupied due to unforeseen circumstances unrelated to Host Wise. In that case, the company reserves the right to substitute the original accommodation with another of equal or superior characteristics, at no additional cost to the guest.
